Job Description
B2B Sales Specialist – Facility Services
Location: Jeddah, Saudi Arabia
Role Purpose:
Grow sales for eham Facility Solutions by acquiring new clients for operations, maintenance, cleaning, and other facility services. The specialist proactively identifies opportunities, qualifies them through site visits, manages them through contract award, and hands the agreed scope of work over to the Operations team.
Key Responsibilities:
1. Target Accounts and Generate Opportunities
Build a list of target accounts in Jeddah and prioritize them according to how well the company’s services meet each site’s needs and when those services are likely to be required. Identify key contacts in facilities, procurement, and operations, and approach them directly to arrange meetings and site visits. Target sectors and locations include healthcare, retail, industrial facilities, and corporate headquarters.
2. Conduct Site Visits and Qualify Opportunities
Assess each prospect’s operational challenges and gather information on the sites, services required, hours of coverage, and expected service levels. Confirm how purchasing decisions are made and on what timeline. Document the requirement and agree on the next step. Where there is a qualified opportunity, work with the client to obtain a clearly defined request for quotation (RFQ) and arrange a technical site survey with Operations when needed.
3. Manage Vendor Registration and Prequalification
Identify the requirements for registering eham as an approved vendor with target organizations. Coordinate with the Prequalification and Tenders team to compile the required documents, track each application through approval, and address any outstanding requirements. Link registration efforts to specific procurement opportunities within each organization.
4. Achieve the Annual Sales Target
Management will set the annual sales target during the interview. The specialist is accountable for achieving that target within the year.
Proposal and Contract Management:
1. Prepare and Discuss Proposals
Forward each RFQ to Operations and Pricing with a brief detailing the sites, quantities, working hours, materials required, and submission deadline. Verify that the proposal addresses the client’s requirements, coordinate responses to technical and commercial questions, and follow up with the client after submission to track the award decision.
2. Negotiate, Close, and Hand Over Contracts
Discuss proposals within delegated authority and refer requests for changes to pricing, scope, or payment terms to the appropriate approver. Upon award, record the award reference and provide Operations with the approved proposal and contract, the agreed scope and exclusions, the service commencement date, and the client representative’s contact details. If an opportunity is lost, record the reason whenever it can be verified.
3. Maintain Sales Records and Report on the Pipeline
Update the customer relationship management (CRM) system after each significant interaction. Record the opportunity stage, estimated value, expected decision date, next action, and person responsible. Prepare a weekly report covering new opportunities, outstanding proposals, overdue client decisions, and support required. Report forecast sales separately from confirmed contract awards.
Working Relationships and Authority:
Internal coordination. Work with Sales Management to prioritize accounts and opportunities, with Operations and Pricing to determine resource requirements and costs, and with Contracts and Finance to review commercial terms. Engage the Prequalification and Tenders team when a formal tender is issued.
Client relationships and delegated authority. Manage commercial communications with client decision-makers from the first meeting through contract award. The Prequalification and Tenders team manages the formal tender process, while the specialist continues to manage the client relationship. Pricing, discounts, contractual commitments, and signing authority are governed by the company’s approved delegation of authority matrix.
Competitor analysis and sales forecasting. Assess competitors’ sales performance and service quality. Work with the line manager to identify where eham can improve its offering and compete more effectively. Recommend improvements to existing sales forecasting methods and propose new approaches where appropriate.
Qualifications and Competencies:
At least five years of B2B sales or business development experience in the facility services sector, including direct responsibility for acquiring new clients.
An established professional network in target sectors and a demonstrated ability to reach decisionmakers, independently secure meetings, and turn those discussions into qualified opportunities.
A sound commercial understanding of operations, maintenance, and cleaning services and their cost drivers, including the number of sites, hours of coverage, materials, and equipment.
Ability to lead client meetings, ask questions that uncover operational needs, present proposals, negotiate commercial terms, and manage multiple opportunities simultaneously using a CRM system.
Currently based in Saudi Arabia and available to work in Jeddah and conduct site visits. Non-Saudi candidates must be eligible to transfer their employment sponsorship.
