Projects Manager Real Estate

Responsibilities : * Preparing the executive plan for the project portfolio and determining the scope of each project, its stages, resources, priorities and completion dates in coordination with senior management. * Coordinate with the development teams, technical office and consultants and verify the feasibility and compatibility with the target Real Estate product. * Prepare and follow up budgets, basic schedules and cash flows in coordination with Finance and update the expected cost upon completion of projects. * Follow-up the readiness of licenses, approvals and services before the start of works and coordinate their requirements with the competent authorities and departments. * Participate in the qualification and selection of contractors and consultants, evaluation of offers, business scopes and contracts in coordination with procurement and legal department. * Supervising the implementation in the field, reviewing the completion rates, critical path, productivity and applying plans to address delays and correct deviations. * Reviewing contractors ' extracts, change orders, technical, time and financial claims and submitting recommendations for approval according to the authorized powers. * Safety control, follow-up of tests, approval of materials, closing notes and verification of compliance with approved schemes and specifications. * Managing project risks, obstacles and interferences between works, documenting decisions and changes, and escalating what affects the cost or deadlines. * Lead project teams, manage the performance of contractors and consultants, hold follow-up meetings and apply value engineering without compromising quality or requirements. * Coordinate with sales, customer service and facilities management on completion stages, unit specifications, delivery dates and operating requirements. * Managing the initial and final receipt, closing defects, guarantees and accounts, handing over the actual implementation plans, operation and maintenance manuals and raising performance reports to senior management. Qualifications, experience and knowledge : * Bachelor in civil engineering and preferably a postgraduate qualification in project management. * At least 12 years of experience in real estate development companies, including at least 5 years in leading and managing real estate development projects. * Proven record in the completion and delivery of real estate development projects from design to delivery and operation. * Experience in the Saudi market and managing several projects, contractors and consultants simultaneously. * Knowledge of the Saudi building code, licensing requirements, approvals, quality, safety and coordination of engineering works. * Proficiency in Primavera P6 or Microsoft Project and excel scheduling programs and familiarity with BIM Building Information Modeling techniques. * Obtain a professional project management certificate PMP or equivalent.
