Commercial Manager – Construction

Role Description KB Architects is seeking a full-time, on-site Commercial Manager based in Cairo. The Commercial Manager will lead the commercial function across construction projects, with direct responsibility for tendering, procurement, and the purchasing department, alongside contract administration, cost control, budgeting, and commercial risk management. The role oversees the tender process from bid planning and pricing through submission and negotiation. It also leads procurement and purchasing activities, including sourcing, supplier and subcontractor evaluation, commercial negotiations, purchase approvals, and cost-effective acquisition of materials and services. Working closely with project managers, engineers, finance, and other stakeholders, the Commercial Manager will monitor project financial performance, manage client and subcontractor contracts, support business planning, and help ensure projects are delivered profitably and on schedule. The role will also maintain accurate commercial documentation, lead process improvements, and contribute to strategic decision-making. Key Responsibilities Lead tendering activities, including bid planning, pricing coordination, proposal review, submission, and negotiations. Manage procurement and purchasing processes for materials, equipment, subcontractors, and services. Develop and maintain procurement plans, supplier relationships, and purchasing controls. Review supplier and subcontractor bids, assess commercial terms, and negotiate pricing and contracts. Oversee contract administration for client, subcontractor, and supplier agreements. Manage project budgets, forecasts, cost control, cash flow, and profitability reporting. Identify and manage commercial risks, contractual obligations, and potential cost variations. Coordinate with project, engineering, and finance teams to support timely and cost-effective project delivery. Maintain complete and accurate tender, procurement, purchasing, and contract records. Improve commercial processes and contribute to business planning and growth initiatives. Qualifications Strong analytical skills, including the ability to interpret financial data and assess project performance. Proven commercial management experience, including budgeting, forecasting, cost control, and profitability oversight. Demonstrated experience leading tendering, procurement, and purchasing activities. Strong contract management skills, including drafting, reviewing, negotiating, and administering agreements. Business planning skills and the ability to contribute to commercial strategy and market analysis. Team management skills, with the ability to coordinate cross-functional teams and guide stakeholders. Relevant experience in construction or engineering, ideally in general contracting or turnkey projects. Excellent communication, negotiation, and stakeholder management skills. Ability to work effectively on-site and manage competing priorities under time constraints. Bachelor’s degree in Engineering, Construction Management, Quantity Surveying, Business, or a related field preferred. Show more Show less
