Handover Engineer

The Handover Engineer is responsible for executing site-level technical inspections, joint walkthroughs, snagging management, and final unit handovers across assigned project sites. Reporting through the Technical CR & Handover hierarchy, the role ensures that all units meet quality benchmarks, approved architectural/civil specifications, and readiness standards prior to client handoff. The position coordinates defect rectification cycles with Development, Construction, and Contractors, manages client sign-offs, and facilitates the smooth transfer of technical documentation and warranty commitments to Community Management. Key Responsibilities Execute pre-handover technical inspections and quality audits across assigned units, verifying architectural finishing, MEP systems, fixtures, and readiness prior to customer walkthroughs. Conduct joint customer walkthroughs and orientation sessions, explaining unit features, technical specifications, and operating manuals while maintaining high customer presentation standards. Log, document, and categorize unit snags, finishing defects, and customer observations into official tracking systems during joint inspections. Coordinate snag rectification schedules and de-snagging cycles directly with Development, Construction, and Contractor engineering teams to ensure swift defect clearance within agreed SLA timelines. Re-inspect rectified units alongside contractors and conduct follow-up client walkthroughs to verify quality clearance and obtain customer acceptance sign-offs. Compile and verify technical handover documentation packages, including snagging sheets, key handover protocols, meter readings, as-built drawings, and warranty certificates. Support the operational transfer of completed unit records, keys, MEP warranties, and outstanding technical commitments to Community Management post-handover. Investigate technical customer complaints, post-handover warranty claims, and unit finishing issues, proposing technical solutions and coordinating corrective actions. Maintain up-to-date site tracking dashboards, snag closure logs, and unit readiness status reports for section leadership. In addition to any other tasks assigned by the direct manager. Education: Bachelor’s degree in Civil Engineering, Architecture, Engineering Management or a related discipline. - Previous Experience: 0-5 years of hands-on experience in real estate unit handovers, technical quality control, site inspection, snagging, or site construction management within high-end residential or commercial developments.
